GENERAL POWER OF ATTORNEY (GPA)

GENERAL POWER OF ATTORNEY:

ON NON JUDICIAL STAMP PAPER WORTH Rs.

 

KNOW ALL MEN BY THESE PRESENT THAT I, X D/o Sh. Z resident of House No. 0, , New Delhi – 110019, do hereby appoint, nominate constitute and authorise Smt.X  widow of late Sh.R son of Sh. AB resident of House no. XX, Sector 6, Haryana as my lawful General Power of Attorney-in-fact, to act in my name and on my behalf to do the following acts, deeds and things in respect of residential Flat/Unit allotted to me against my Membership No. 19 Society’s flat No. 17,Tower No. 8, Sector 19, Noida U.P., by the Multi State Co-op. Group Housing Society Ltd. (Regd.) on free hold basis, that is to say :-

  1. To make all sorts of correspondence with the Multi State Co-op. Group Housing Society Ltd. (Regd.) or its officers/employees and with all other appropriate authorities/departments concerned under his own signatures.
  2. To pay all the balance price, next due instalments, of the said residential flat to the Competent Authority/the Multi State Co-op. Group Housing Society Ltd. (Regd.)  with up to date interest and to present the papers and documents before the authoritiew Delhes/deptt. concerned and, to execute and sign agreements/conveyance deed and all other concerned deeds of the said residential flat with the Multi State Co-op. Group Housing Society Ltd. (Regd.)  and to present the same before the Registrar/Sub-Registrar of the circle for its execution and registration and to admit its due execution and contents therein to be true and correct, to receive back the said deed from the office concerned, under his own signatures.
  3. To submit the building plans, revised plans, revalidation of plans, in the office of concerned for sanction for construction, to deposit security of the plans, to receive back the said plans, to apply for and obtain the refund of the security of plans in cash or by cheques/ pay order/drafts and to get the said cheques/pay order/drafts encashed from the bank concerned under his own signatures.
  4. To apply for and obtain the possession, demarcation and plinth level of the said house from the deptt. concerned, to apply for and obtain the building material permits like cement, bricks, iron and steel etc. from the Govt. stores or otherwise against its costs, to supervise the building construction to the best of the dispute and difference with the owners of adjoining property in connection with the common walls, to receive and to pay settled amount with the common walls, to receive and to pay settled amount and issue/obtain receipt thererof, under his own signatures.
  5. To let out the said flat to any tenant/tenants, to enter into such rents agreements/lease deeds, to receive and recover the rents, to issue receipt thereof, to eject the tenant/s personally or through Court of Law by serving legal notice/s, to replace them/him with others to Sell/Transfer/Gift/Exchange/mortgage my above said Flat/Property, to enter into such agreements, deeds, execute and sign all such sale deed, gift deed, exchange deed, and all other concerned deeds a id papers for the transfer of proprietary rights of the said house, to give all such papers and documents pertaining thereto, to present the same before Registrar/Sub-Registrar of the circle of its execution and registration to admit its due execution and contents therein to be true and correct, to receive consideration money, to apply for and obtain all kinds of necessary permission for the above said purposes from the departments, authorities concerned, to apply for and obtain the No Objection Certificate from the concerned Deptt. to apply for and sign all other documents, to give any kind of affidavits, applications, bond, indemnity bonds, surety bonds, agreements, agreement Form (34-A) declaration, forms etc. to purchase Non Judicial stamp papers and complete all other formalities under his own signatures.
  6. To appear and act before any office/officer/courts whether civil, criminal,, revenue or misc. arising out of my said flat/property, to give all such applications, forms, bonds, agreements, deeds affidavit, indemnity bonds, etc. and to submit in the office/s concerned, to confess judgement, to engage any advocate/ pleader for the proper conduct of such cases, to sign and verify all such plaints/suits, decree, appeals, reviews revisions, writ petitions, against any order or decree upto the Highest Court of law in India, to apply for and obtain the refund of the court fee and non judicial stamps, to apply for and obtain the refund of the amount and to apply for and obtain the copies of judicial civil records and complete all other formalities under his own signatures.
  7. To apply for and obtain physical and paper possession of the said residential Flat from the management under his own signatures.
  8. To appoint/remove/nominee any person of his choice as his sub-attorney/agent, without obtaining my written consent in this regard and in that event his appointed/nominated sub-attorney /agent would be empowered to do all or any such acts, deeds and things which our attorney is empowered to do through mis General Power of Attorney from the concerned Deptt. to apply for and sign all other documents, to give any kind of affidavit, applications, bonds, indemnity bonds, surety bonds, agreements, declaration forms etc. to purchase Non-Judicial Stamp papers and complete all other formalities under his own Signatures.
  9.      AND GENERALLY to do all other acts, deeds, and things which are necessary to be done and to sign all kinds of documents which are necessary to be signed for the fulfilment of all purposes mentioned in this attorney in respect of my said property under his own signatures.
  10. Earlier I had given General Power of Attorney qua the above said flat/ Membership to Sh.R son of Sh. AB. , resident of House No.0, Sector 6, Haryana. Now after his death present GPA is being given to his widowed wife Smt.X

I do hereby ratify and agreed to ratify that all acts, deeds and things done by my said attorney as if the same were done by me in person.
